    I do not think they help. I think they fool the public. I think it borders on gimmicky. I think high-end buyers, $1,000,000 plus think erroneously that they are getting some sort of deal

    If anything, it is hurting the Seller with limited exposure. At the end of the day, a properly educated buyer or seller is using their agent’s knowledge of market value backed up by stats via their MLS data that ultimately determines the meeting of the minds for a sales contract to be executed at fair market value.

    I think a shared multiple listing service, such as MRED LLC, in decimating all listings to all agents simultaneously keeps everyone on the same footing and is fair to all parties: sellers, buyers, agents.

    Just recently Zillow scared my client by an email suggesting her property value was falling below $100,000. She called me in a panic, I looked in the Mls and the value was significanly higher than $100,000. The public is hanging on every word from Zillow. The impression left, “you don’t need a Realtor” use us instead!
