2013 New Construction Update: Strong & Steady

New construction is burgeoning in the city, as well, and Elizabeth Brooks, vice president of sales and marketing for Belgravia Group, has witnessed this trend firsthand with the company’s three projects for this year, all located in different areas of the city.

Belgravia is working on the third phase of a project, CA3, located in the West Loop just off Madison and Aberdeen. This phase, currently in pre-sales, will consist of 40 new condos built on Aberdeen and Adams. The first phase consisted of an existing building Belgravia purchased with 11 units as well as an adjacent parcel of land. The three-bed, three-bath condos, each with two balconies, are priced from $580,000 to mid $700,000 and range from 1,955 square  feet to 1,985 square feet.

Montana Row, located in Lincoln Park, offers 3,200-square-foot row homes, with a 25-foot-wide floor plan on three floors. At press time, Belgravia had sold nine of the 14 homes, which all have four bedrooms, four baths, two powder rooms, a home office and a 1,000 square foot private backyard and a two-car garage. The homes are priced from $999,900 to just over $1 million.

Cornelia on the Park, located just west of Roscoe Village, is another project of 30 new townhomes with three bedrooms and three full bathrooms, with 2,400 square feet on three floors, priced from $429,900 to $472,900. Each home has two balconies and a two-car attached garage, with the option for private roof decks.

“The new construction market is strong now, and I see it getting even stronger as the year unfolds,” Brooks says. “In general, there is not a whole lot of new construction available – so there is great demand from buyers for homes they can customize, that are brand new and that they can make their own.”
