2013 New Construction Update: Strong & Steady

Todd Warshauer, director of sales and marketing for William Ryan Homes, is excited about the company’s new communities: Lake Vista, The Preserves at McDonald Woods and Highland Woods. The cul-de-sac community of Lake Vista in Lake Villa consists of 25 one-story ranch homes that start in the $260,000s, ranging from 2,000 to 4,000 square feet. The Preserves at McDonald Woods, located in Lindenhurst in a forest preserve setting, has 29 lots (12 lots were available for sale at press time). Homes start in the $270,000s with the same bedroom, bathroom and square footage range as Lake Vista. Highland Woods, located in Elgin, is a master planned community with neighborhoods located within the community: Meadows Edge and Woodcrest. Meadows Edge starts in the $240,000s, and Woodcrest, offering larger homes and more inclusions, starts in the $260,000s. Overall, the community has the same bedroom, bathroom range and square footage as Lake Vista and The Preserves.

“I see the new construction market improving this year,” Warshauer says. “We are already seeing an increase in traffic to our models as well as an increase in sales. Foreclosure rates have gone down, pricing is going up for homes, and pricing for building materials is going up, while mortgages remain low. Due to these factors, I foresee 2013 as being the rebound year for real estate in Chicago.”

In addition, William Ryan Homes communities have a few unique “extras.” After purchase, each buyer gets their own personal website about their home with pictures, warranty info and contact information for the sales team and builders. The project is called My Home 24/7.

Smart-home technology is also included, so that homeowners can completely wire their home for automation of features, like temperature control and lights that illuminate only when each room is occupied. The system allows homeowners to run their home from an iPad if they desire.

“It’s the ‘home of tomorrow,’ so to speak,” Warshauer says.
