Tim Sullivan has always made real estate a part of his life. Along with being a broker for 17 years, he spent 16 years running a local construction company. He’s been a landlord and a real estate investor; he’s built houses and flipped homes. “I offer a unique perspective on all aspects of the real estate life cycle during every stage,” he explains. “Because of my unique experience, I’m able to put myself in my clients’ shoes and be empathetic to their needs.”
A broker with Baird & Warner, Sullivan enjoys working with everyone from first-time homebuyers and sellers to those looking to upgrade or downsize. He also works with investors, builders, developers and families who are relocating. Licensed in Illinois, Indiana and Michigan, he covers areas from Wisconsin to the Michigan state line. A Certified Relocation Specialist and Senior Housing Specialist, he works in the western and southwestern suburbs of Chicago, as well as in Lincoln Park, Lakeview, Old Town, the Gold Coast, West Town, Bucktown, Wicker Park, Logan Square, Lincoln Square, North Center, Edgewater, Humboldt Park, Beverly, Mount Greenwood and Fulton Market.
Sullivan has been a member of the Baird & Warner Founder’s Club since 2017. From 2021 to 2025, the Mainstreet Organization of REALTORS® (now Mainstreet REALTORS®) named him to its Diamond Club, which represents the top 2% of agents. From 2024 to 2026, he ranked among RealTrends Verified’s top 1.5% of Realtors nationwide.
