Rather than focusing on competing online, Sasso became fascinated by geographic farming, the practice of becoming deeply connected to a specific neighborhood and serving as a local resource for buyers and sellers. The concept eventually grew far beyond her own northwest suburban business.
“I think a lot of agents are exhausted,” says Sasso. “They’re constantly being told they need another platform, another tool, another lead source. What I’ve found is that most agents don’t need more marketing. They need more visibility and consistency but less ‘stuff’ and certainly less market coverage than what they think they need.”
Today, through her books on direct mail marketing, webinars and lunch-and-learn presentations, and the Hyper Local Agent training platform, Sasso helps agents across the country simplify their marketing. With her assistance, they create systems that generate business through community relationships rather than constant prospecting. “The most successful agents aren’t necessarily the ones reaching the most people,” she says. “They’re the ones becoming the most trusted within a specific community.”
