David Hermiz, Senior Home Lending Advisor

David Hermiz sees real estate transactions as a game of whack-a-mole, where winning requires quick reflexes and the ability to tackle any issue that pops up.

In a market with some of the highest rates he’s seen in his 20-year career, Hermiz more than doubled his business in 2024. His record sales quickly moved him up the ranks, landing him among the top 10 home lending advisors nationally at Chase.

“I’m an advisor first and a loan officer second,” says Hermiz, senior home lending advisor with JPMorgan Chase. “If I don’t believe the products or services that I offer a client are the best fit for them, I’ll be the first one to tell them that.”

Hermiz credits his success to knowing home lending products inside and out. While working with clients in all sorts of financial scenarios, he knows how to structure deals upfront and takes the time to treat each client like they’re his only one.

“In markets where we have tight closing timelines, there is no time to waste by submitting a deal incorrectly and then waiting for an underwriter to fix it,” he says. “That is also why I strongly recommend my clients go through the Homebuyer Advantage program, where they can submit all of their documents and get fully underwritten before finding a home.”

By focusing his mornings on delegating and clearing tasks for the day, Hermiz is able to take his time during client appointments, making sure they never feel rushed.

A former real estate broker who flipped homes and still manages rental properties; Hermiz became interested in lending after working as a personal banker. He believes these experiences help him advise a wide variety of clients.

When he’s not working, he enjoys spending time with his wife, Tera, and daughters, Marisa and Georgia.
