NEMA Chicago, a luxury residential tower, secured a $275 million refinancing and a $57 million mezzanine financing via JLL’s Capital Markets group.
JLL represented the borrower, Crescent Heights, in the five-year, fixed-rate loan through New York Life Insurance Company, and facilitated the mezzanine loan through PGIM’s real estate business.
Senior Managing Director Danny Kaufman, Director Medina Spiodic and Analyst Youngsoo Yang all led the JLL Capital Market’s Debt Advisory team.

Standing 76 stories and 893 feet tall, NEMA Chicago was completed in 2019. It is located along Grant Park on 1210 S. Indiana Ave. totaling 800 residences with views of Lake Michigan and the downtown skyline.
The tower was designed by architect Rafael Viñoly, with interiors by David Rockwell. It features 70,000 square feet of amenities including indoor and outdoor pools, a full-size basketball court, squash court, boxing ring, golf simulator, movie theater and spa services.
On the upper floors, there are 674 signature residences and126 exclusive Skyline Collection units featuring dedicated concierge teams, 10-foot ceilings, private lobbies and access to the Vista Lounge and Skyline Terrace.
