by John Yellig

Chicago hit year-to-date highs in both new listings and properties under contract last week, even as closings declined, according to Midwest Real Estate Data’s Weekly Market Snapshot.

Specifically, new listings in the week ended May 12 rose to 5,913 homes, the highest level of 2025, from 5,717 listings the week before and 5,219 in the same week a year ago.

Listings under contract rose to 3,561 listings from 3,071 the week before and 3,048 a year earlier.

Closings, meanwhile, declined for the second week in a row to 1,992 transactions, compared to 2,666 a week earlier and 2,144 in 2024.
