Suburban home sales fall in August as pending sales rise

Suburban home sales fell in August, but more detached homes went under contract, which could mean more sales in September and October, Mainstreet REALTORS® reports. 

There were 2,672 detached homes sold in August, down 4.1% from 2,787 during the same month last year. At the same time, the number of detached homes under contract increased 5.3%, from 2,572 in August 2025 to 2,707 last month. 

Kinga Korpacz, immediate past president of Mainstreet, said the timing of the school year can affect when families close on homes. 

“A lot of families want to get under contract before the start of the school year, because for some districts that’s enough for children to be able to start school,” Korpacz said. “And then they will delay their closings for 30 to 60 days.” 

Korpacz anticipates that those delayed closings will contribute to higher sales in September and October. 

Prices also continued to rise last month. The median price of a detached home was $450,000, compared with $420,000 in August 2025. Median detached-home prices are up 5.1% year to date. 

The attached-home market saw a larger decline in sales. There were 1,214 attached homes sold in August, down nearly 10% from 1,344 a year earlier. Attached homes under contract were nearly unchanged, with 1,361 in August compared with 1,365 in August 2025. 

The median price for attached homes increased $10,000 year over year to $290,000. 

John Gormley, CEO of Mainstreet REALTORS®, said now is a good time for families and individuals who aren’t tied to the school calendar, as well as investors, to enter the market.

While most communities have seen prices climb this year, several have recorded year-to-date declines in median detached-home sale prices. 

From January through August, Robbins saw its median detached-home sale price decrease 33.7%, followed by Willow Springs at 23.8%, Medinah at 11.8% and Riverdale at 10.5%. 

Median detached-home sale prices also declined year to date in Calumet City and Harvey, both down 9.1%, as well as Lagrange Highlands, down 8.8%; Prospect Heights, down 7.9%; Olympia Fields, down 7%; and Antioch, down 6.7%.
