September sales slow, but some Chicago suburbs see gains

by Jacqui Mueller

In suburbs like Naperville and Mundelein.

While home sales overall were down in September throughout Chicagoland, some suburbs remained very active, according to data from Mainstreet REALTORS®.

In September, detached home sales were down 1.1% year over year, while attached home sales declined 6.7%. A total of 2,333 detached homes sold in September, down from 2,359 a year earlier. Attached home sales also fell, with 1,151 sales compared to 1,233 in September 2025.

“When we look at these numbers, not all markets are equal. Some are moving more slowly, while others are really competitive. Properties in smaller or slower markets might not see the same activity or offer volume, while homes in high demand areas will get an offer within days,” said Greg Phillips, President of Mainstreet REALTORS®. “Properly priced homes will always get the attention they deserve.”

In suburbs like Naperville (116 sales, compared to 86 last year) and Mundelein (36 vs. 21), detached home sales rose. Attached home sales also increased in Aurora (56 sales, compared to 47 last year) and Schaumburg (55 vs. 46).

The median detached home prices increased 6.3%, from $400,000 to $425,000, and attached home prices rose 6.6%, from $275,000 to $293,000.

At the same time, however, under-contract activity declined, with detached homes down 9.7% and attached homes down 3.0% year over year.

A detached home spent an average of 40 days on the market compared to 41 days last year. Attached homes averaged 39 days on the market, up from 31 days last year.

Detached homes took longer to sell in several suburbs, including Warrenville (65 days, up from 18 last year), North Aurora (63 vs. 18), Evergreen Park (60 vs. 19), Tinley Park (52 vs. 21) and Antioch (60 vs. 35). Among attached homes, the biggest increases in market time were in Palos Heights (80 days, up from 22), Willowbrook (69 vs. 15), Elmhurst (75 vs. 28) and Des Plaines (60 vs. 26).

“The regional data tells a similar story month over month, but Mainstreet REALTORS® know where the opportunities are and how to help you take advantage of them when buying or selling your home,” said John Gormley, CEO of Mainstreet REALTORS®.
