Naperville leads suburban Chicago home sales in February

Naperville led the region with 63 detached home sales during the month, a 16.7% increase compared to last year, according to Mainstreet REALTORS®.

Home sales slowed across suburban Chicago in February, but Naperville led the region with 63 detached home sales during the month, a 16.7% increase compared to last year, according to Mainstreet REALTORS®. 

Overall, detached home sales fell nearly 10% year over year across the region, dropping to 1,445 in February from 1,596 a year earlier. Attached homes saw a similar dip, with 802 sales, down 7% from last February. 

Even with fewer sales, prices kept climbing. The median price reached $390,000 for detached homes and $270,000 for attached properties. Homes also took longer to sell, with detached properties averaging 63 days on the market, up from 59 days last year. Attached homes averaged 60 days, up from 53 days the previous year. 

Pending sales moved slightly, with homes under contract increasing 2% for detached properties and 4.1% for attached ones. 

Aurora and Downers Grove followed Naperville in most detached home sales during the month.  

Other notable increases included: Addison (71.4%); Des Plaines (35.3%); Elmhurst (73.3%); Hoffman Estates (58.3%); Homewood (45.5%); Lake Villa/Lindenhurst (15.8%) and Lombard (78.6%). 

“We are still experiencing a severe inventory shortage, and there are no quick fixes,” said Kinga Korpacz, president of Mainstreet REALTORS®. “My message remains consistent: Buy now, don’t wait. Rents are going up, home prices are going up, but if you buy now, even if it’s not the home of your dreams, you can begin building equity.”
