M/I Homes will begin pre-sales at Talon Preserve, a new 18-acre development that will bring 35 new-construction homes to west-suburban Downers Grove, in December.
The builder has already wrapped up site demolition, which includes the removal of three radio towers from an inactive radio station that previously stood on the parcel at 39th Street and Cumnor Road. Development of the land, which is one of the last undeveloped residential parcels in the area surrounding the I-88/I-355 interchange, is underway.
“Downers Grove and its immediately neighboring suburbs represent some of the most sought-after residential destinations in Chicagoland — and in these established areas, which have beautiful older existing homes, new-construction developments are quite uncommon,” said Rick Champine, area president of M/I Homes. “In Downers Grove specifically, even tear-down redevelopment on stand-alone lots has been limited since the early 2000s, which makes the 35 homes at Talon Preserve a very unique opportunity for buyers seeking this type of prime west-suburban location paired with the features, finishes and other benefits of a brand-new home.”
M/I Homes will be building four floor plans from its Classic Series in the community. Homes will range from 3,200 to 4,060 square feet and include four or more bedrooms, full basements and three-car garages. Pricing will be released with the start of pre-sales, which will be conducted from the builder’s new Studio 640 sales store at CityGate Centre in Naperville.
“The lot sizes at Talon Preserve are larger than what is typically found in Downers Grove, which allows us to not only feature some of our most popular and generously sized floor plans, but also give buyers the opportunity to expand the footprint of their home with available options, including a morning room or a family room extension, on all plans,” said Cheryl Bonk, M/I Homes vice president of sales and marketing. “We’ve paired these floor plans with a beautiful package of finishes, as well as a variety of available upgrades.”
Talon Preserve is zoned to Downers Grove Grade School District 58 and Downers Grove North High School, which is part of Community High School District 99.
