Build your own custom estate homes: Expansive lots available at Templeton Reserve in Oak Brook

by Melanie Kalmar

Build the custom estate home of your dreams at Templeton Reserve, a meticulously planned gated community in Oak Brook. Sprawling 2- to 4-plus acre lots are now available.

Dotted by mature trees, glistening ponds, wetlands and a charming creek, the exclusive neighborhood is guaranteed to bring you closer to nature: The wondrous sounds of birds chirping. The gentle rustling of leaves in the wind. The tranquil stillness of water.

“At the end of the day, we envision it to be an oasis of calm and beauty, a lovely place to live and raise a family,” says Dennis Keller, owner of TK Capital Partners in Oak Brook, which owns the 55-acre Templeton Reserve community. “There is no better place to go, to be surrounded by people who value the same things that you do.”

The search is over

Living in Templeton Reserve is like having an open invitation to relax, rejuvenate and play, year-round, at your favorite vacation spot. All seven of the community’s ponds are stocked with fish for resident anglers and available for non-motorized boating activities, such as kayaking and canoeing, which will undoubtedly motivate homeowners to get outside and stay active.

“Buyers like the security of being able to come and go in a gated community and know that the only people who are allowed in are residents and guests of the owners,” says Chris Pequet, vice president of residential sales for Jameson Sotheby’s International Realty, which is overseeing marketing and sales for Templeton Reserve. The private community has 20 picturesque lots, each are 2- to 4-plus acre parcels starting at $1,150,000. “It’s the only development in the area that offers true estate lots of this magnitude,” Pequet says. “You might be able to find a one-off somewhere in Oak Brook or the surrounding area, but you aren’t going to find an entire neighborhood. It’s truly, entirely a community of its own.”

Build-to-suit

You also won’t find cookie-cutter floorplans or elevations to choose from at Templeton Reserve. In fact, the custom spec home and design center is merely a vision of a home that fits the caliber of the development, Pequet says. “It’s an entire custom, individual decision on what you build. For the most part, the people who come here have always been planning their dream home in their minds, so this is their opportunity to do that.” While the developer has a list of preferred builders and architects to choose from, buyers can stray from the list and hire their preferred builder. Still, anyone wishing to bypass the design/build phase of purchasing a new construction home can buy the move-in-ready, 8,000 square-foot custom estate spec home.

Set on a 2-acre parcel with a pond behind it, the existing custom estate home has a stately brick exterior, accented by stucco and stone, and offers fantastic views of the entire community. The stunning, move-in ready home features an open floorplan with a grand, 2-story foyer, gorgeous dining room, private office and gourmet kitchen outfitted with custom, painted cabinetry, high-end appliances, granite countertops, a two-tiered center island and access to an oversized deck overlooking the pond and grounds. Also on the main floor is a 2-story great room that opens to the kitchen. Down the hallway is a beautiful living room with a showstopping, 2-story fireplace surrounded by windows that frame panoramic views of the sprawling property. The home has five bedrooms—with the option for one on the first floor—five full baths and two half baths. The four upstairs bedrooms all come with ensuites and fantastic walk-in closets. Super luxurious, the primary suite has large windows overlooking the pond, a spa bathroom with his and her closets, a standalone tub, a huge walk-in shower and double vanities. Even better, you won’t have to leave home for entertainment. The walkout, lower level has a home theater, wine cellar, full entertainment bar, another bedroom with access to a full bath and an exercise room.

“It’s so different than any other development around and you’re right in the middle of Oak Brook, which is a draw in itself,” Pequet says. Oak Brook has a world class mall — Oak Brook Center — and easy access to North/South Interstate 294 and East West Interstates 88, 290 and 55. It’s 40 minutes to downtown Chicago and 20 minutes to Midway and O’Hare airports. What’s more, train service is available in nearby towns, including neighboring Elmhurst. In addition, Oak Brook has its own School District—District #53 — with top rated schools. Children in grades K-5 attend Brook Forest Elementary School; grades 6-8, Butler Junior High; and high school, Hinsdale Central. It also has a robust business district, which includes Fortune 500 companies and about 2,000 small to mid-sized businesses. “You can build your dream estate home and you’re going to have some of the lowest property taxes in the area, because of the fabulous tax base,” Pequet says. “This is a community that is all about nature. You have ponds, trees and wide-open spaces but you’re also so close to all of the amenities: country clubs, golf courses, restaurants, and health clubs are right in town.”

Builders broke ground at Templeton Reserve about 2-1/2 years ago. Presently, six of the community’s 20 homesites either have a house built on them or are in the design/build process—14 remain for sale. Keller anticipates sales will accelerate once more homes go up. “People will see it and want to be part of it,” he says. “The pioneers are always a little bit slower.” He estimates construction will be complete in 3 to 5 years.
