Manuel Pineda, Realtor

COMPASS

One of Manuel Pineda’s proudest accomplishments was navigating a challenging market during the COVID-19 pandemic. Despite high demand and overbidding, he secured a lakefront multiunit building for a client below asking price and with credits for repairs. “We worked very hard for three months without stopping until we finally nailed it down,” says Pineda. “Today, this building is totally renovated and worth more than $1 million, so my client is already sitting on sweet equity that will just keep growing due to its prime lakefront location. There’s no better feeling than negotiating the best deal for your clients.”

In the last three years, Pineda has closed over $14 million in sales and received numerous awards. His approach is deeply analytical, and he ensures each of his clients is up to date on the latest metrics affecting their home and/or their investment. The certified Pricing Strategy Adviser is constantly adapting to the real estate landscape. “Adaptability is critical in this business,” he says.

Pineda had a long career in the luxury hotel industry, but when he helped a few friends with investment properties, it snowballed into helping many more on his way to becoming a top-producing agent in Chicago. “I wanted to help change people’s lives for the good, and the best way was to do it through real estate,” he remembers. Now he specializes in multifamily buildings, downtown luxury condos and new developments in River North, Gold Coast, Lincoln Park, Pilsen, Bucktown, West Town and the surrounding suburbs.

Pineda’s experience runs the gamut. Whether navigating the complicated condo special assessments (HOA) process on Gold Coast and downtown or selling townhouses uptown and in Rogers Park, he consistently achieves high client satisfaction and continuous referrals. Clients appreciate his customer-oriented approach, describing him as dedicated, passionate and trustworthy. “Most of my clients become my friends,” he shares. “I’m easy to get along with, and they like the way I serve them.”

Pineda enjoys recreational sports and gardening. His motto is, “Human beings are capable of great things with just a little push in the right direction.”
