People looking for home financing know Joe Caltabiano is the person to call. Caltabiano has originated more than $2 billion in loans over his 13-year career, and has served more than 5,000 clients. “I believe in getting things done,” he says. “I get more tough deals done than anyone I know, and that’s why Realtors, attorneys, and other loan officers come to me when they need help to get things moving.”

His winning negotiation skills and extensive knowledge of the industry and its changes make Caltabiano a standout lender. “I constantly study guidelines to understand if and how new regulations affect the loans I originate, so I can know what I need to do to help people to the best of my ability,” he says. Caltabiano is especially skilled in structuring jumbo mortgages and new construction financing, but strives to support every client regardless of their budget and unique circumstances. “Sometimes, people want to purchase a home but do not qualify for a mortgage, so I sit down with them, review what they need to do over the next six to 12 months – such as repairing credit and earning a bit more documented income – and then they come back to me in a position to qualify,” he explains. “I believe in finding the right solution for each person.”

Caltabiano’s love of working with people is the primary reason he chose mortgage lending as a career. He also knows no challenge is an intractable obstacle. That is why borrowers count on him, and why many will turn to him for recurring business. Caltabiano has originated as many as 20 mortgages for some clients, a true testament to his skills.

Inspired by his “amazing” wife and two children, Caltabiano is a founding member of Guaranteed Rate’s Foundation. As a childhood leukemia survivor, the charity’s cause is close to heart for Caltabiano. In fact, the Chicago Leukemia and Lymphoma Society honored him as its Man of the Year, largely thanks to his efforts to make children’s dreams come true – considering he, too, was a Make-a-Wish recipient. That is also why he believes in paying his blessings forward through his career. “I love helping a client buy a first home, and then getting a call a few years later that a baby is on the way and it’s time to buy another,” he says. “I’ve heard that more times than I can recall, but it’s an awesome feeling knowing you’re helping people change their life for the better.”
