The building at 2545 South Dearborn once was the set, stage and costume fabrication and storage facility for the Lyric Opera of Chicago. The building is now being transformed into Opera Lofts, a 93-unit condominium on the southern edge of the South Loop. When complete, Opera Lofts will offer one- to three-bedroom units with one or two bathrooms. The units will range in size from 830 square feet to over 2,000 square feet and will be priced from $260,000. The 190,000-square-foot building will feature a 7,000-square-foot green roof and several two-story penthouses.
Opera Lofts, which will be built in two phases, will preserve many of the attributes of the original structure, including the signage painted on the brick walls and the radiator piping used as handrails on the stairways.
Units at Opera Lofts will feature true loft ceilings, ranging in height from 13 feet to 30 feet. Units will have exposed columns, brick and spiral ducktwork, large balconies and 13-foot windows in the living areas. There will be oak hardwood flooring, an in-wall electronic safe and washer and dryer hookups. The drywall will utilize recycled materials and the units will be pre-wired for high-speed Internet, cable and phone. Ceiling fans will be included in the living rooms and bedrooms.
Kitchens will feature custom 42-inch maple upper cabinets and a GE stainless steel appliance package that includes a refrigerator, dishwasher, gas range, microwave and garbage disposal. There will be under-cabinet lighting, double-bowl undermounted sinks and granite countertops with a full-height imported glass backsplash.
The master bathrooms will have Egyptian marble countertops and full-slab shower surround. There will be duel flush toilets, travertine marble vessel sinks, American Standard tub/shower fixtures and a 6-foot jettted tub. The floors will be Argentine marble.
The green rooftop at Opera Lofts features skyline views, two common decks with a barbeque area and a pet-friendly dog run. Other amenities in the building include optional indoor deeded parking spaces with electronic entry, a fitness center and twin high-speed elevators. There will be advanced safety systems that include sprinklers, smoke detectors, carbon monoxide detectors and a fire alarm system with central monitoring.
The building is across from the brand-new South Loop Hotel and only blocks from McCormick Place, Mercy Hospital, U.S. Cellular Field and the anticipated 2016 Olympic Village.
