The Chicago City Council has signed off on Slim, a 37-story apartment coming to Lincoln Park at 1565 N. Clybourn Ave.

Designed by bKL Architecture, Slim will stand 450 feet tall and include 396 residential units in studio, convertible, one-bedroom and two-bedroom floor plans. Of those units, 79 will be designated as “affordable,” meaning they’ll be rented out to households earning at or below 60% of the area’s median income, which is roughly $118,000.

The tower replaces the former Bank of America branch on the corner of North and Clybourn avenues and will retain two stories of retail space, which includes Design Within Reach, as well as four stories of parking.

That location, near the Red Line and Halsted bus, qualifies Slim as a transit-oriented development, requiring fewer parking spaces.

Amid concerns about congestion in Clybourn Corridor, Slim developer Georgetown Company also plans to work with the city’s Smart Streets pilot program, which aims to ticket drivers who block bike and bus lanes. However, 1.5 years after that program was approved, it’s yet to begin.
