Ricker-Murphy Development LLC has announced the start of sales for Lincoln Park 2520, a new luxury residential development on the stretch of Lakeview Avenue overlooking Lincoln Park. In celebration of the sales launch, the developer has unveiled an onsite, full-size, fully decorated model by Darcy Bonner and Associates.

Located directly across from Lincoln Park, at 2520 Lakeview Ave., Lincoln Park 2520 will feature condominiums with unobstructed views of Lincoln Park, North Pond, Lake Michigan and the city skyline; and townhomes along St. James Place and Deming Place; garage parking for 625 cars; and a private one-plus-acre park.

Residences will consist of one-bedroom condominium floor plans from $550,000, two-bedroom plans from $750,000 and three-bedroom plans from $1 million, as well as larger townhome and penthouse floor plans. The largest homes could top out at more than $10 million, based on the opportunity to combine units, according to Peter Ricker, co-principal. He also noted that homes will range in size from 900 to as much as 9,000 square feet – the size of an entire floor in the building.

Designed by Lucien Lagrange, Lincoln Park 2520 will create the illusion of three separate towers: a 21-story south ‘shoulder,’ a 39-story center core and a 30-story north ‘shoulder.’ The center core will be topped with a metal-clad mansard roof, while the building’s base will be wrapped in granite and limestone and feature a two-story entrance supported by classical columns.

Interiors will include finishes such as nine-and-one-half-foot to 10-and-one-half-foot ceilings, genuine hardwood floors, and kitchens with European and American cabinetry and appliances.

Lincoln Park 2520’s 2,700-square-foot, three-bedroom, three-bath decorated model showcases these interior touches, including a double-door entry into the residence; dual balconies with views of the lake and park; and two fireplaces, one with a limestone surround and the other a wood finish.

The model also displays dark wooded Poggenpohl cabinetry in the kitchen offset by stainless steel appliances, granite countertops and a glass-tiled backsplash. Other notable features include wide wood-planked flooring in the kitchen and entry foyer; a master bath with a stone-topped dual vanity, marble-tiled walls and a frameless glass shower enclosure; and Poggenpohl cabinetry in the master suite’s walk-in closet.

The building itself will offer a 24-hour doorman, concierge, indoor swimming pool, fitness center and private storage rooms. John Murphy, co-principal, noted that there will be a private park greater than an acre on the premises as well. It will have a glass and metal conservatory, a fountain and a covered trellis with wood canopy.

The private park will also include a designated play area as well as a dog run. In addition, select penthouse units will have private rooftop gardens. Murphy further noted that complete floor plans, features and amenities are still being finalized.

Within walking distance of Lincoln Park 2520 are the Lincoln Park Zoo, the Chicago History Museum, and the Peggy Notebaert Nature Museum as well as such notable restaurants as North Pond, Mon Ami Gabi and Ambria.

Groundbreaking is anticipated for fall 2007 and first homes are expected to be delivered beginning in 2010.
