Chicago landlord Becovic Residential acquired The Vivian, a historic nine-story mixed-use apartment building in Rogers Park, for $25.6 million. 

Located at 6807 North Sheridan Road, The Vivian offers 160 apartments, including 104 studios and 56 one-bedrooms, as well as 9,915 square feet of ground-floor commercial space.  

The building was built in 1921 as the Rogers Park Hotel. Over the years, it’s been restored to preserve its Art Deco architecture and recently underwent over $10 million in capital improvements, including elevator modernization, plumbing and electrical upgrades, replacement of water risers, common area renovations and the creation of new resident amenity spaces.  

These include a rooftop lounge and club room, a fitness center in the building’s original ballroom, renovated lobby and resident gathering spaces, bike storage and a dog wash station.

Pete Evans from Berkadia Real Estate Advisors brokered the transaction, which was financed by Elizabeth Hozian from Associated Bank.
