REMAX: Chicago home sales surge in May

by John Yellig

The pace of Chicago home sales jumped 10.7% month over month in May to 9,638 transactions, according to the latest REMAX National Housing Report

Year over year, sales were down 0.9%.

Nationally, home sales in the 51 metro areas surveyed by REMAX rose 7.9% month over month, representing the seventh consecutive month of gains. Year over year, sales were down 0.5%.

The number of homes for sale in May rose 8.4% month over month and 2% year over year, marking the 29th consecutive month of annual gains. Months’ supply of inventory was 2.5 months, up from 2.3 months in April and the same as May 2025. New listings slid 3.3% month over month and 8.4% year over year — the seventh month in a row of declines.

The national median sales price rose 1.4% year over year and 1.1% month over month to $450,000. The average close-to-list-price ratio was 99%, the same as in April and the year before.

“The housing market was finding its footing this spring, with steady month-over-month sales gains showing that buyers are still engaged,” said REMAX President and Chief Growth Officer Chris Lim said. “At the same time, the slowdown in new listings limited inventory growth. That’s keeping conditions competitive in many markets, even as price growth remains relatively moderate.”
