Baird & Warner has begun sales of Karen’s Corner, a collection of 20 customizable single-family homes in Long Grove. The community is expected to break ground in August.
The homes will be built on approximately half-acre homesites, with pricing starting from the $900,000s. Seven different floor plans are offered along with 12 exterior elevations. Buyers can choose from different home styles, including ranch homes and two-story plans with first-floor primary suites.
Base home offerings will include options such as a two-bedroom-plus-den ranch with an unfinished basement, while fully upgraded and expanded homes can range from approximately $1.5 million to $1.6 million, depending on size, layout and selected finishes.
All plans include attached two-car garages, with three-car garage configurations as an option. Homes will feature private well water service with access to municipal sewer infrastructure. Select homesites will offer water views overlooking ponds.
Karen’s Corner is within the boundaries of the highly regarded Adlai E. Stevenson High School. The location also offers convenient access to Route 53, historic downtown Long Grove, nearby retailers, as well as shopping, dining and entertainment offerings at Deer Park Town Center.
Karen’s Corner is represented by Baird & Warner’s Scott Ottenheimer, the exclusive listing agent on the development. The first home deliveries are anticipated in August 2027.
“Karen’s Corner was designed to fill a significant gap in the market for buyers who want high-end new construction in Chicago’s northern suburbs that isn’t a townhome or multimillion-dollar estate,” said Ottenheimer. “Pent-up demand among buyers looking for first-floor primary suites starting below the $1 million price point is incredibly high, and there is very limited supply in Chicago’s northern suburbs. A developer could have built large mansions on this site, but the Fidelity Wes team wanted to create 20 homes at a more attainable price point for the area that suit a range of lifestyles, from growing families to empty nesters.”
Mike DeMar, president at Fidelity Wes, said, “The number of customization options at Karen’s Corner means buyers can personalize their home to a level typically not offered at this price point. As a firm that has been building in the community for 35 years, Fidelity Wes manages every aspect of the design-build process, creating a streamlined experience from start to finish.”
