April market conditions across Chicagoland suburbs remain hyperlocal

Naperville posted 108 detached sales with a median price of $718,500, reflecting continued demand in higher-priced suburban markets.

Suburban Chicago home prices continued to climb in April as overall sales activity slowed slightly from a year ago, according to new data from Mainstreet REALTORS®. 

Detached home sales across the suburbs dipped 1.9% year over year, with 2,424 homes sold in April 2026 compared to 2,472 in April 2025. Attached home sales saw a larger decline, falling 3.7% to 1,202 transactions. 

At the same time, prices continued to rise. The median sale price for detached homes increased 7.3% year over year to $434,500, while attached homes climbed 4.4% to $281,750. 

Homes are also continuing to move at a relatively steady pace. Detached homes averaged 45 days on market in April, nearly unchanged from the 46 days recorded a year earlier. Attached homes took slightly longer to sell, averaging 42 days compared to 36 days last April. 

Pending sales in May, however, point to continued buyer demand heading into the summer market. Homes under contract rose 1.4% for detached properties and 4.3% for attached homes. 

“Every community has its own story. Today’s market is truly hyperlocal,” said Mainstreet REALTORS® President Kinga Korpacz. “A buyer competing for a home in Buffalo Grove is in a completely different market than one looking to buy in South Holland. That’s why having a Realtor who knows your specific community isn’t just helpful, it’s essential.” 

In some northwest suburban communities, the market is competitive. In Hoffman Estates, detached homes spent an average of just 14 days on market in April, while Buffalo Grove averaged 18 days and saw sales more than double year over year. 

Arlington Heights recorded 56 detached home sales with a median price of $586,250. Naperville posted 108 detached sales with a median price of $718,500, reflecting continued demand in higher-priced suburban markets. 

Meanwhile, several south suburban communities are offering a more affordable path to homeownership for first-time buyers. South Holland recorded 29 detached home sales in April at a median price of $201,000, while Lansing saw 25 sales at a median of $203,000. In Park Forest, 26 detached homes sold with a median price of $142,500. 

“What the regional numbers can’t capture is how differently that plays out from one community to the next. That’s the conversation every buyer and seller should be having with their local Realtor,” said Mainstreet REALTORS® CEO John Gormley.
