Condo Sales Heat Up at The Legacy at Millennium Park

The Legacy at Millennium Park has experienced a surge of sales activity this spring as homebuyers may be sensing their final opportunity to purchase a new condominium in the iconic 72-story high-rise located across from its namesake park.

Buyers have scooped up nearly $15 million worth of condominiums at The Legacy thus far in 2015, according to George Schultz of @properties, the exclusive sales and marketing firm for the development. Schultz says that fewer than 45 residences remain.

With demand for new construction growing, and supply of new ready-to-occupy inventory heading in the other direction, today’s homebuyers have increasingly limited opportunities. In March, the average Months’ Supply of Inventory for new-construction condominiums in Chicago fell to just 2.2 months, according to data from BrokerMetrics LLC.

Couple that trend with booming commercial and civic development along Michigan Avenue’s Cultural Mile, and The Legacy at Millennium Park is growing brighter as a beacon for luxury condominium buyers.

Located at 60 E. Monroe St., The Legacy’s available two- and three-bedroom condominiums range in size from 1,342 to 2,436 square feet, and are priced from $692,000 to $2.15 million, plus parking.

“There’s a lot of action around the building these days, not only with interest from homebuyers, but also the forthcoming opening of Maggie Daley Park, new restaurants including Alpana Singh’s Seven Lions and Shake Shack, and the new Chicago Athletic Association hotel. It’s all coming to a head,” says Jim Hanson of Mesa Development, which is developing the building in partnership with Walsh Investors LLC.
