Formerly, buyers who purchased a unit at an East Lakeview development have had to wait to move in while a comprehensive rehab was completed.
But now four new models at the project at 3033 N. Sheridan Road, near Belmont Avenue and Lake Shore Drive, have been fully renovated, meaning buyers don’t have wait for the units to be built out and can close immediately, says Tim Knipper, of CONLON/Christie’s International Real Estate.
“This is a great opportunity for someone who wants to move in before year’s end,” he says. “We don’t expect these units to last.”
The move-in ready units are:
- One two-bedroom/two bathroom condo, starting at $310,000
- Three one bedroom/one bathroom condos, starting at $220,000
Sales at the development commenced May 1st.
Knipper says CONLON/Christie’s recently hosted a broker event at the development, paying for agents to get a free headshot, taken by a professional photographer. The well-attended event drew more than 50 people, he says.
“It helped keep the buzz we’ve generated going,” Knipper says.
There are eight two-bedroom units (approximately 1,150 square feet) and 24 one-bedroom units (approximately 850 square feet) currently on the market. Indoor and outdoor parking is separate. Prices start at $35,000.
The rehabbed units come with granite countertops, custom Merillat cabinets, GE stainless steel appliances, and in-unit laundry hookups.
A Connecticut-based institutional owner hired Conlon & Co to oversee the rehab of the condos and CONLON/Christie’s was tapped to manage sales and marketing. To start there were 63 available units.
CONLON/Christie’s had a similar success with a nearby condo conversion project at 2930 N. Sheridan Road, selling out the project in a year.
In all, the development at 3033 N. Sheridan has 145 units, more than half of which were sold in 2005 and 2006. Amenities at the 16-story building include a rooftop deck with new patio furniture and gas grill, secured entry, storage cages and a night doorman. Cable and internet is included in the monthly assessments.
