Kleban says many top producers at Coldwell Banker use this software because it’s the best of the best, but very expensive. Despite its cost, “many people report very positive returns well worth the investment,” Kleban says. “It includes an IDX website, and the company boasts its ability to scrub and grade leads, drive traffic through search engines, keywords and stealth sites, and deliver a high number of high-quality leads.”

Pros: A search engine marketing company, TigerLead uses a database of a million keywords to attract leads through sponsored ads in Google, Bing and Yahoo! searches. In addition to creating the marketing campaigns and generating keyword combinations, TigerLead also manages the leads as they are gathered, and includes detailed information about specific leads, such as what search terms they used to find your site.

Cons: As with all cutting-edge technology, TigerLead comes with substantial costs, though they vary based on the agent’s ambitions. According to Howard Tager, a co-founder of TigerLead, the price is dependent on how many leads the client wants to accrue, and can vary from $500 per month to $18,000 a month.

But as a number of users on Trulia explained, TigerLead will only be as effective as agents allow it to be, and if they do not engage with the leads TigerLead generates, they will not find success; one user, in fact, said the process amounted to “shooting fish in a barrel” once he had it down.

Runner Up: Market Leader Professional Realty Generator
Market Leader Professional Realty Generator tracks when consumers login and what they look at and click on. “This helps because you can track them to six months later to what price range they’re looking at, and make sure you’re prepared when they’re ready to buy and want to hire you,” Lobb says. The system also generates leads through SEO, utilizes Craigslist tools, pay-per-click and lead capture, should you choose to upgrade.

Pros: An integrated lead generation and contact management system, Market Leader offers a number of services to its clients, from a personalized website, to thousands of design templates for flyers and brochures, to IDX/MLS incorporation and Craigslist postings, not to mention search widgets and neighborhood data.

Cons: Some users have criticized Market Leader’s features as being overly broad and basic, and not allowing for any customization for the unique aspects of an agent’s business. And of course, as with all lead generation programs, some have stated that the leads themselves are of low quality.

Runner Up: A Great Website
Wise and Hata are in agreement that quality content will churn out more quality leads for agents. “If there is no interesting, valuable content on an agent’s website, they don’t have a way to engage with today’s consumer that can compete with Realtor.com, Zillow and Trulia,” Wise says. “Highly specialized content, specializations and information about neighborhoods or areas portray expert knowledge, which turn into leads over time.”

“Over time” are key words – since this method requires a time investment to create quality content, like blog posts and SEO strategy, it will take a bit longer to generate leads, but it’s often worth it. “A free WordPress blog allowed me to share my brain for all to see,” Hata says. “On it, I answered questions my clients had: What’s an appraisal? How does underwriting work? What does an inspector do? I answered the questions on my blog, then used it as ‘homework’ for my clients. My clients shared it with their friends and family, and it became a darn good lead generator for me.”

Pros: This option gives agents creative license – they can write blog posts or pages on their website about what’s going on in the industry, answer questions for consumers (like Hata has done), post statistics, write about popular neighborhood restaurants or coffee shops, etc., all of which will keep the site updating, and the more a website is updated, the greater chances it has of showing up in certain keyword search results.

Cons: Lead generation could take six months or more, and the website/blog must be updated daily, if not more often, to generate fresh, different, unique content to keep users coming back.

PRICE: Varies; GoDaddy and HostGator have relatively inexpensive options (as low as $3.96 a month for a three-year contract) to host a website. For blogs, WordPress is a great blogging site, and it’s free!

  • First let me say that I do not mean to diminish your distinguished panel in any way, but only two of them are actually from the Chicago area. Since Chicago Agent Magazine’s target audience is primarily Chicago’s real estate practitioner, I felt compelled to add my two cents worth to the conversation.

    The most significant “app” that was not mentioned is the MLS itself. MRED IS the MLS for the vast majority (85-90%) of brokers, agents and appraisers within the state of Illinois. I don’t know of too many stand-alone products that could match that kind of volume.

    I think you can see from the above list we provide quite a few ways to keep in the lead generation pipeline.

    One product that many people overlook as a major lead source would be Realist®, our public records subsystem. Realist® is much more than just owners name and tax amounts. With Realist® you can easily identify absentee owners, identify owners who have equity positions in their homes, identify owners who have owned their home for a while and might very well be ready to move up or scale down. You are limited only by your own imagination.

    I would make one note about Market Leader that some might not be aware of – they also own the realestate.com brokerage brand. In some areas that puts them in direct competition with the very people to whom they are selling their software.

    The Best App/Software for Showings

    As previously mentioned we have ShowingAssist™ integrated within our connectMLS™ system. It is also integrated into our Mobile App – Midwest Homes and the connectMLS™ wireless program.

    They DO have a mobile version of their product which we have been using for a while. I am not sure why when people speak mobile they lump smart phones in with tablets. Most desktop applications, and especially those that we promote, will work on a tablet without having to have a separate version. Phones are definitely a different matter since you have less real estate to work with on the smaller screen.

    The Best MLS Search App

    Thanks for pointing out the emergence of Midwest Homes™ – our mobile app that runs on all IOS and Droid platforms. I had difficulty following the logic about it being limited to only MLS listings – since it is tagged as an MLS app. Nor did I understand the statement that “they won’t be able to see yours if you’re not a member” since being a member is the requirement for listings to be displayed. Just a bit confusing.

    The sub-branding that we have introduced allows our customers to have a complete IDX solution that they can offer to their clients and prospects so that all communications that come from a listing search using the sub-branded app will come back to the agent who sent them the app. This is a for-fee item since we cannot afford to offer it as a loss leader like the other models that get the bulk of their revenue from listing enhancements and other upsells. We would never ask our customers to pay to enhance listings on an MLS app since that would fly in the face of what an MLS is all about. Although maybe now that you have suggested it we should look at that. 

    The Best Neighborhood Expert

    I think you have done Walk Score™ a bit of a disservice. There is more to Walk Score™ than just their Walk Score™. If you go under the hood you will see that not only do you get the walkability of the neighborhood, you can use it to computer commute times using various methods, find transit scores to see how the neighborhood stacks up when it comes to public transportation, and learn about what is nearby.

    In addition to Walk Score™ we also have other ways to get your hands on good neighborhood information. We have an item called City Info Pages that is an easy way for the client to get a list of phone numbers for all the services provided by that city, and also has a link to the extensive Onboard Informatics’ Neighborhood information pages.

    We also have a lot of neighborhood information and demographics available through the Realist® and MLS Data Co-Op products.

    I apologize for going on about this, but at MRED we are very proud of what we have accomplished. We feel that an article that is limited to just highlighting a few products that a handful of panelists recommend does not paint a true picture of what is available to the Chicagoland and Illinois REALTOR® community.
