The Cottages of Newport Cove, Bluff Lake

The Cottages of Newport Cove, a new master-planned community of Newport Cove on Bluff Lake, one of 10 lakes in the Chain O’ Lakes, is a group of maintenance-free single-family homes being built by New American Homes Inc.

Newport Cove is a 42-acre community that will include 67 single-family homes, 21 waterfront custom homes, 15 custom estate homes and the 31 maintenance-free “cottages.” The new marina, with low-maintenance docks of various sizes, includes enough boat slips to ensure two or three for each home. The docks are supplied with water and electricity and can accommodate shore stations. Complementing the marina is an eight-acre waterfront park with pavilion that includes an outdoor kitchen and restrooms. Forty percent of the community is dedicated to open space, and a walking path along Bluff Lake and cart paths winding through the community will have extensive landscaping.

Situated along a loop road, with views of woods, ponds and wildlife, the homes’ exteriors feature stone accents, fiber cement siding, crisp white trim and carriage-style garage doors.

Two ranch plans and a two-story Cape Cod design with a first-floor master bedroom are offered, ranging from 1,670 to 2,215 square feet, with two to three bedrooms plus dens and tech centers per plan, two or two-and-one-half baths, designer kitchens, full basements with nine-foot walls and garages large enough for two cars plus a golf cart.

Kitchens are appointed with furniture-style cabinets with custom features and crown molding, under-cabinet recessed lighting, garbage disposals, and stainless-steel appliances including built-in stoves, microwaves and dishwashers. Popular tech areas include built-in desk cabinets, laminate countertops and internet wiring.

The custom homesites on the water are available for homes of 2,500 to 4,200 square feet, graded for walk-out basements and priced from $350,000. Estate homesites, located just off the water, can accommodate homes from 2,200 to 3,500 square feet, with prices starting at $120,000.

The Highmeadow is a 1,670-square-foot plan that offers one-level living with two bedrooms and a den or three bedrooms and two full baths. The floor plan features a vaulted, volume ceiling from the front to the rear of the home.

Inside, the Highmeadow includes a covered front porch and entry foyer with plant shelf; kitchen with pantry, breakfast nook and peninsula with breakfast bar; great room with optional fireplace, dining area and sliding glass doors to a large covered deck or optional screened porch; master suite with sliding glass doors to the deck, walk-in closet and compartmented bath with soaking tub, separate shower and double-bowl vanity; second bedroom with adjacent hall bath; den with double-door entry off the foyer; and laundry room.
