In today’s market, what is the most important thing buyers are looking for in new construction projects?

Due to recent media reports regarding the real estate market, I have encountered buyers expecting incentives who try to negotiate on new construction projects. Developers are not always willing to provide these options; it depends on the local market. Buyers looking at new construction also really love the “bling” that buying new provides. Elegant designer finishes and high-end appliances like Wolf, Sub-Zero and Miele impress buyers, especially when it’s standard. I have also seen many buyers attracted to new construction that features eco-friendly aspects like green roofs.

I believe in today’s market the new construction homebuyer wants to live in a home that expresses individuality; they no longer want cookie-cutter houses in cookie-cutter neighborhoods. Buyers like to be a part of the construction planning and the current trends seem to be asking for a house that is energy efficient, has high ceilings and outdoor living. Buyers really want to entertain outdoors instead of entertaining in the formal living room. In new constructions, buyers are really looking for a unique home that they can customize.

It is my experience that in today’s market, regardless of location or price range, buyers are most interested in the reliability and financial health of the developer. With the media frenzy focusing on so much doom and gloom, some of it with merit, buyers need the reassurance that the home they have put earnest money down on will be built and at least worth what they have paid, if not more, by the time the home is delivered.

I have found that in today’s market buyers are looking to purchase new constructions because they want a high-quality home at a fair price. Buyers also want the ability to make changes that customize the home to their specifications and lifestyle. Right now the functionality and spaciousness of floor plans is what really draws my buyers in. Some of the key changes that my buyers appreciate being able to make are adding on morning rooms, expanding the garage and adding first floor suites to two-story homes. The other thing that is important to my buyers is high-quality standard inclusions, which allows them to make other, more dramatic changes to fit their family’s needs.
