Nick Libert’s personal motto, “Work hard, play hard, and improve lives every day,” is reflected in the energy and growth of his brokerage, EXIT Strategy Realty. Since opening in late 2009 with only eight agents, Libert’s office has expanded to 165 sales and leasing agents serving the entire Chicago market in residential, commercial and investment transactions. He has also opened a satellite office in Northwest Indiana, and plans to do the same in southeast Wisconsin by 2017. “Our goal is to serve all of Lake Michigan’s borders, including its urban core, dynamic vacation retreats and all of the investment opportunities in between,” Libert says.

Libert credits the explosive growth of EXIT Strategy in part to the Exit Formula, which gives 10 percent sponsorship bonuses to agents who help the company grow. In 2015 alone, EXIT Strategy agents received over $400,000 in residual bonuses from EXIT Realty International, giving the agents a true third income stream in addition to listings and sales. Agents used this to fund investments and retirement accounts, put children through school, and much more.

But Libert feels it’s not just about the money. “What I love about working with our team at EXIT is the enthusiasm and entrepreneurship I see daily,” he says. “It’s truly the Law of Attraction in action: people coming together to lift each other up and take it to the next level in not only their business life, but also in their financial, physical and personal life. It’s a joy to be in the office every week.”

Nick expanded that vision beyond his brokerage by launching his second company, Nick Libert Development, last year. The firm focuses on converting distressed bungalows in Chicago’s Northwest Side into upscale, two-story homes that re-energize the surrounding area. Libert plans to expand that mission to other areas of the city in 2017 and beyond. Driven to help his agents at EXIT Strategy see their real estate investment goals come true, their recently formed Investor’s Club has spawned several projects as well.

While Libert wears many real estate hats, his favorite is still helping his buyers and sellers achieve their real estate dreams. The vast majority of his nearly $11 million in personal sales volume in 2015 came from past clients and personal referrals, as well as his strong social media network. “I still believe the best coaches are actually in the game, and I love the art of real estate sales,” he says. “Coaching my agents on how I’ve built my team, how
I generate leads, and what mistakes I’ve learned from along the way – that’s what makes us such a tight-knit office family, and why we will continue to grow. I want to make a difference in the lives of hundreds of Realtors across the Midwest.”
