North Shore-Barrington home sales jump 16.3% in October

Closed home sales in the North Shore-Barrington region surged 16.3% year over year in October from 460 to 535 transactions, the North Shore-Barrington Association of REALTORS® reported. 

The median sales price was up significantly as well, rising 20.2% from $569,950 in October 2024 to $685,000 in October 2025.  

At the same time, housing inventory was down sharply. Homes for sale fell 10.1% to 848, while months’ supply of homes for sale dropped 12.3% to 1.7 months. New listings, meanwhile, fell 10.5% from 754 to 675. 

Homes under contract declined 4.1% to 444 residences. 

Year to date, closed sales were up 3.5% at 5,142, and the median sales price was up 11.5% at $667,908. 

“When closed sales are increasing while new listing are declining, that tells us buyers are grabbing up properties faster than sellers are putting them on the market,” NSBAR CEO Jeff Lasky said. “What is the result? Rising prices (supply versus demand). While in other parts of the country, the pendulum seems to be swinging towards the buyer, we’re not there yet.

“The rise in closings could be good news, as it shows buyers not sitting things out. But the inventory problem continues. New construction must increase. Prices will continue to rise.”
