The Dylan in Fulton Market now accepting applications

Pre-leasing has begun at The Dylan, a new luxury apartment tower by Sterling Bay. Located in Fulton Market at 160 N. Morgan, the building includes 282 rental units.

In addition to Sterling Bay, The Dylan was developed in partnership with Ascentris, a real estate private equity firm, and designed by the architecture firm bKL. Studio, convertible, one-bedroom, two-bedroom, and three-bedroom floor plans range from 526 to 1,669 square feet and feature floor-to-ceiling windows.

Studios are priced from the low $2,000s, while one-bedrooms start in the low $3,000s, two-bedrooms in the low $4,000s and three-bedrooms in the low $7,000s.

In-unit finishes, including linear LED light fixtures, quartz waterfall edge countertops and terrazzo shower bases, were curated by Sterling Bay Design Studio and the design firm Harken Interiors. Meanwhile, the building’s exterior highlights mixed masonry and metal, inspired by the industrial history of Fulton Market, and features murals by local artists Kate Lewis and Emmy Star Brown.

Residents can also use over 15,000 square feet of outdoor amenity space, including a rooftop pool and a fifth-floor deck, and enjoy SBX: Sterling Bay’s tenant experience portal. As the company stated in a press release, through SBX, The Dylan will host on-site events like boutique pop-ups, chef tastings, art classes and performances.

“Interest in luxury rentals that offer on-site lifestyle experiences is higher than ever, and The Dylan delivers just that,” Sterling Bay CEO Andy Gloor said. “Residents will live in the heart of it all – award-winning restaurants, premium retail and live entertainment … It’s a great combination of urban living [and] refined luxury.”
