Architect Jeanne Gang, principal of Studio Gang Architects, has designed the 82-story Aqua at the new Lakeshore East neighborhood as the first high-rise in Chicago specifically designed to feature condominiums, rental, hotel and retail spaces in a single structure. Aqua is a building designed not only in the context of the site, but also in the context of other buildings surrounding it.
Aqua will combine 263 condominium homes in the top 27 stories of the structure with 476 rental residences, 210 hotel rooms and approximately 55,000 square feet of retail and office space. Aqua will also include a Shore Club amenity that features an 80,000-square-foot outdoor deck and 35,000-square-foot indoor facility.
The design for Aqua is produced by outdoor balconies and terraces that form unique contours of different sizes and shapes that change gradually from the lower to the higher part of the building. This use of large, non-linear terraces gives each floor a unique shape. The resulting bumps and indentations present outside viewers with a variety of shapes and also gives residents a wider variety of view corridors.
Aqua’s studios, convertibles, one-, two- and three-bedroom residences will have river, lake, skyline and Millennium Park views. Several remaining residences are priced from $750,000. In addition, a limited number of penthouses are planned for several of the top floors of Aqua.
The outdoor deck will feature luxury gardens, gazebos, pools and cabanas, hot tubs, a running track, a fire pit and grills. Indoors, the 35,000-square-foot amenity floor will provide residents with fitness facilities, an indoor lap pool and private party suites with catering kitchens. There will also be a coffee bar and lounge, wine room, media room, billiards and game area, business center, Internet café, library, skygarden and concierge services. The amenity floor will also have a spa featuring hot tubs, a sauna and a steam and massage room.
Aqua is the seventh high-rise at Magellan Development Group’s 28-acre Lakeshore East neighborhood, which is projected to bring 4,950 new residences to downtown Chicago’s lakefront.
