235 Van Buren, Financial District

235 Van Buren, a 46-story high-rise condominium, is located on the southeast corner of Franklin and Van Buren in the Financial District on the southern edge of Chicago’s Loop.

President of Chicago-based CMK Development Corp., Colin Kihnke, has enlisted architect Ralph Johnson of Perkins & Will to design the high-rise, which will be
one of the tallest new buildings planned downtown. Johnson previously designed CMK Development’s Contemporaine, an award-winning new-construction high-rise condominium at 201 W. Grand.

Like the 15-story Contemporaine, 235 Van Buren will be a contemporary-style building featuring a glass exterior with atrium residences, parking structure, sculptured roofline and commercial space.

Plans for the development call for the construction of 714 condominiums. Buyers may choose from more than 130 floor plans with one to three bedrooms and one to three bathrooms. Base prices range from $179,900 for a 522-square-foot studio to $435,900 for the two-bedroom, two-bathroom layout with 1,292 square feet.

A selection of 32 penthouses also are available, base priced from $329,900.

Unit features include panoramic views through floor-to-ceiling windows, stainless steel appliance packages, oak wood flooring and 10-foot ceilings. Most of the floor plans will offer balconies and terraces with views of the Sears Tower and the city skyline, parks, the Chicago River and Lake Michigan.

All of the condos will feature luxury interiors with standard amenities that include Euro-styled cabinetry, stainless steel appliances, Grohe fixtures, premium hardwood flooring and granite. Each residence embodies a European, architectural finish.

Residence 1412, a southwest corner, two-bedroom floor plan, has two full bathrooms and 1,089 square feet of living area, plus a 335-square-foot private wraparound terrace with both south and west exposures.

An L-shaped gallery entry leads past the laundry center with washer and dryer hook-ups and a guest closet or optional computer alcove. A shower bathroom is ahead of the entry and a 10- by-12.5-foot bedroom is to the right.

The gallery opens to the 17- by-21.5-foot great room and European-style galley kitchen. The great room features tinted-glass window walls and a sliding glass door that opens to the west facing terrace.

The L-shaped kitchen work area is equipped with stainless steel appliances, gas range, oven, dishwasher, refrigerator, microwave with re-circulating exhaust hood, double-bowl sink and disposer. A breakfast nook is to the right of the kitchen.

The master bedroom suite is to the left of the great room. The bedroom has an adjoining private ceramic-tiled bathroom with double-bowl European-style vanity and frameless mirror. The master bedroom has two closets and a sliding glass door that opens to the south facing terrace.

The building will feature 12,000 square feet of commercial space, a dog run, 24-hour doorman, six high-speed elevators, secured telephone entry intercom system with video monitor, thermal-pane aluminum framed windows and a lobby with a 25-foot ceiling and slate, stainless steel and imported wood accents.

There also will be 522 secure indoor parking spaces priced from $31,900 to $36,900 and 50 tandem spaces, priced from $51,900 to $56,900.

The sales center and vignette model are located at 405 S. Wells next to the construction site. The first units will be available for occupancy in early- to mid-2009.
