CA23, a $35-million development of 48 contemporary-style condominiums designed by FitzGerald & Associates, is being launched in the heart of the West Loop. Plans call for twin five-story buildings to be tucked on a 36,000-square-foot through-lot connected by a landscaped courtyard between Carpenter and Aberdeen streets, just south of Washington Boulevard and north of Madison Street. Only two units will be built on each floor and delivery of the first 24 residences is planned for spring 2008.

The structures will consist of limestone, steel and glass and will be connected by a massive landscaped courtyard that serves a sanctuary from the urban setting. CA23 is situated steps from many of Chicago’s attractions, yet each residence has unobstructed views of the courtyard from the master bedroom.

The floor plans at CA23 will encompass about 2,000 to 4,000 square feet and have between two and four bedrooms (plus den) and two and four-and-one-half bathrooms. Each residence will feature two private balconies and ceiling heights between 11 and 18 feet. Additionally, the building offers indoor parking on the first floor.

Heightening the luxury element will be private elevator access to each unit and large private landscaped yards for selected ground-level units.

Kitchen at CA23 include Pedini custom cabinetry imported from Italy, limestone countertops and surrounds, polished chrome fixtures and built-in stainless-steel appliances from Fisher & Paykel/DCS.

Bathrooms will showcase floating Pedini custom cabinetry, soaking tubs, and natural stone tiles and feature Grohe, Hansgrohe and Toto fixtures.

Oversized windows, hardwood floors throughout the living spaces, carpeting in bedrooms, solid-core doors with Italian hardware and a high-tech, low voltage package are also included.

A tour of Plan One, a three-bedroom, two-bathroom residence, begins with the private elevator that opens to a gallery-style foyer with 11-foot ceilings. The living room/dining area and kitchen are adjacent to the foyer while a balcony opens off the living room.

To the left of the foyer are two secondary bedrooms which wrap around the atrium. A window seat faces out into the atrium. Across from the window seat in the hall are the powder room, utility closet and laundry area.

Past the atrium, the foyer leads to a curved gallery space. Beyond the gallery is the private master bedroom suite with a walk-in closet and master bathroom with two vanities separated by a linen closet and large shower equipped with body sprayers. A private balcony opens off the master bedroom.

In addition to the private elevator, the residence has front and rear stairway exits.

Many of the city’s restaurants are located right around the corner from CA23 on Randolph Street’s famed “Restaurant Row.” The eclectic dining and nightlife area boasts dining establishments such as Marché, Sushi Wabi, Red Light and Blackbird.

Everyday conveniences in the area include Dominick’s, Starbucks, Pockets, Walgreens, Blockbuster Video, Randolph Market Café and Bar and Gourmet 47 Market. The West Loop is also home to more than a dozen art galleries such as MARS Gallery and Linda Warren Gallery.

CA23 is within close proximity to Interstate-290, I-90/94 and the CTA. The downtown Loop is a 10-minute walk and the United Center is easily accessible on foot or by cab.
