The National Association of Realtors’ 2013 Profile of Buyers’ Home Feature Preferences is one the largest, most complete studies of what preferences homebuyers have when looking to purchase a new home. Since pricing a property looks at several different factors, including the value of improvements done to and features in the home, make sure the property you’re listing has one of these features: central air conditioning, new kitchen appliances, walk-in closets or a basement, just for starters. It could mean a difference in what it sells for.
Seems to me that some of these features should command quite a bit more than stated – e.g. $3200 for a basement? $2920 for a guest suite?
Considering the cost of a basement $3200 is a paltry sum. A guest suite which implies a separate bathroom ($8,000+ alone) should also yield more than $2920 in value paid by a prospect.
Seems like buyers don’t know how much anything costs which makes using an agent more valuable. The price for a basement is just ridiculous.
