What is a Must-Have in Your Marketing Plan?

In my professional opinion, a must-have in a successful marketing plan is a clear definition of your target market. Once you have determined who you are targeting, you need to do research in order to gain insight on what they need. Finally, you must determine how you are going to inform that client that you have the services they require. Staying visible in all forms of media and being accessible to answer any potential questions are key.

I have two must-haves for my marketing plan. The first is an action plan for the initial 30 days the property is listed. This serves as a blueprint for exactly what marketing tactics will be used and the timeline they will be implemented. This way my clients know when they can expect to see the sale sign out front or when they should make plans for an open house. My other must-have is a follow-up plan. I outline the how and when I will submit feedback about pricing and the condition of the house, which is essential to managing the client’s expectations.

I think a good marketing plan essentially begins with a strong listing presentation. The first meeting with your home sellers will determine how effective your marketing plan will be. It also comes down to pricing your property very tight in this market. The marketing plan begins by doing proper research on your competition of active homes along with comparable properties that have closed. After my “preliminary” marketing, I make calls two hours a day, three days a week, making 25 contacts per week calling past buyers on my database of clients and friends.

Visability! There are many things agents do to get noticed, and even more things agents do to differentiate themselves from the competition. The most important thing is to get someone to call you. You cannot get their business unless you talk with them.
