A new Ferrari coming around a corner will always draw a few “oohs” and “aahs.” But a beautifully restored vintage Ferrari is a car that inspires yearning long after its V-12 roar has faded from earshot. Matt Phillips, president of Chicago-based Integrated Development Group, spent three years restoring the real estate version of a vintage Ferrari. Now, you and your clients can drive it.

Phillips’ restoration project is 850 North Lake Shore Drive, the adaptive reuse of the historic Lake Shore Athletic Club, which originally opened in 1927. Today, the building houses 198 luxury apartments, a full slate of upscale amenities, and dozens of meticulously refurbished architectural details, including silver chandeliers, hand-carved woodwork, plaster moldings, and decorative brass panels and grills.

“The one thing people find at 850 Lake Shore Drive that they don’t find at any of the other new luxury apartment communities that have opened in the past few years is character. The building is brand new in every way that is meaningful to the luxury renter. But it is also thoroughly classic in every way that is meaningful to the luxury renter,” Phillips said.

One old-world feature that is particularly meaningful to residents of 850 Lake Shore is space. In response to the shoebox layouts that have come to define modern “luxury” apartment living, Phillips and his team designed sprawling studio to three-bedroom layouts that range from 772 to 3,794 square feet, and average 1,264 square feet. Rents range from $2,590 to $12,000 per month.

Apartments include hardwood flooring in living areas, 9-foot to 14-foot ceilings, granite kitchen countertops, Bosch stainless steel appliances, Brookhaven by Wood-Mode cabinetry and in-unit washer and dryer. Many units have views of Lake Michigan.

Upscale amenities include a landscaped roof deck and garden, fitness center, indoor pool, 24-hour doorman, dog run, and the 3,500-square-foot White Room lounge space overlooking the lake.
