Lexington Homes Offers Reduced Pricing and Immediate-Delivery Rowhomes in Bridgeport

Chicago-based builder Lexington Homes has announced the availability of three specially-priced homes at Lexington Square, a single-family rowhome community in Bridgeport on Chicago’s southwest side. Each home features the Grant design and is priced at $399,900. Buyers can choose from one immediate-delivery, builder-designed home, or opt to make their own selections in the other two homes.

Located six blocks west of U.S. Cellular Field at 3704 S. Sangamon Street, Lexington Square offers 39 single-family rowhomes. The three-story Grant floor plan measures 2,216 square feet and features a rooftop deck, attached two-car garage, and oversized balcony. Standard finishes include hardwood flooring throughout the main level, and granite countertops, 42-inch maple cabinets and stainless steel appliances in the kitchen.

According to Jeff Benach, co-principal of Lexington Homes, Lexington Square’s reduced pricing makes it the only new-construction community in the area to offer finely finished rowhomes below $400,000.

“Buyers interested in Bridgeport will find that Lexington Square offers a great value," Benach said. "These three Grant designs are priced nearly $100,000 below similar homes in the area, yet they offer comparable space and upscale finishes."

The immediate-delivery Grant plan has three bedrooms and 2½ baths. The two homes that allow buyers to make their own interior selections vary in layout and include a two-bedroom, 2½-bath; and four-bedroom, 3½-bath design.

The immediate-delivery three-bedroom plan features an ideal courtyard location, providing extra windows along one wall in the living/dining area and master bedroom. In addition, the home has been upgraded to include a fireplace with marble surround in the living/dining area.

The four-bedroom Grant plan features a master bedroom and two secondary bedrooms on the upper level, as well as a secondary master suite on the lower level. Benach noted that the addition of a bedroom and bath on the lower level has been popular with buyers who have live-in relatives or adult children who are moving home for a short while after college.

The two-bedroom Grant design includes dual master suites with private baths and walk-in closets. Similar to the four-bedroom plan, buyers have the opportunity to make their own interior selections.

“Buyers with roommates have been drawn to the dual master suite design because both residents are afforded their own living spaces, without sacrificing square footage,” Benach said.

All specially-priced Grant designs feature a lower-level front entry, which includes a ceramic-tiled foyer with coat closet. The lower levels of the two- and three-bedroom designs also have family rooms. Upstairs, the main level includes a powder room, laundry closet, living and dining rooms, and an oversized balcony off the eat-in kitchen. The kitchen showcases Lexington Homes’ efficient use of space. In addition to a separate eating area, it features a peninsula with cabinets on both sides and an overhang for accommodating bar stools.

“Not only do each of the specially-priced Grant designs offer high-end finishes and a spacious, well-planned layout, buyers also have the luxury of selecting a plan that best meets their needs in terms of number of bedrooms,” said Benach. “And with identical price tags, buyers won’t need to weigh cost into their decision – they can choose the design that truly fits their family.”

Through this program, buyers can take advantage of a complimentary one-hour consultation with a home-staging expert, as well as the option to list their home with one of the builder’s partner real estate brokerage firms at a discounted broker commission of 4 percent.

In addition to the specially-priced Grant plans, Lexington Square offers a 2,507-square-foot Buckingham and 2,559-square-foot Buckingham Elite floor plan. Base-priced from the mid $400,000s, the three-story homes come standard with three bedrooms, 2½ baths, rooftop decks with skyline views, and attached two-car garages.
